We are currently accepting applications for the position of Building Manager for an 83-unit building in Astoria, Queens. This is a seven-story building with an elevator, and we are looking for a candidate who is willing to work full time and live in the building. You will have one part-time assistant on your staff. As a property manager, you will have use of the lobby and a two-bedroom apartment, as well as one garage parking space and a cell phone. Responsibilities: Resolves residents' problems. Management and control of the work of building employees. Cleans and maintains common areas of the building - inside and out. Ability to perform minor repairs: plumbing, heating, electrical, plastering, painting, etc. Reports any problems, complaints, unsafe construction conditions, potential hazards or violations to management in a timely manner. Removes and sorts garbage and recyclables. Ensures all construction procedures are followed and any problems or irregularities are reported to management. Monitor and evaluate work performed by third party suppliers/contractors. Control transfers and deliveries. Maintain constant contact with the administration. Maintains accurate records of preventive maintenance - building mechanics/service requests. Must be available for emergency calls after hours and on weekends. Must be professional and tenant friendly. Must be proficient in English. Be able to use a smartphone to send emails and photographs of complaints and/or problems with the apartment to management. Must be physically able to lift heavy objects and perform heavy tasks. Salary: $850 per week.
